Project Overview
Route 1 Motorsport in Malabar / Palm Bay, Florida comprises two buildings totaling 26,600 square feet. The 21,500-square-foot automotive sales building has offices, a retail display area, and a repair shop. A second 5,100-square-foot building is for storage. BEED Engineering provided mechanical, electrical, and plumbing engineering design, site lighting design, and project administration.
A powersports dealership is a high-bay sales floor next to a service shop. Lighting, HVAC, exhaust, and compressed air have to work in an open showroom without looking like a warehouse — which is why the sales interior keeps structure, high-bay lights, and HVAC visible as part of the room.
The Challenge
Retail display, offices, and a repair shop share the larger building. The storage building is a separate shell. Site lighting has to cover parking and building approaches after dark.
The design had to:
- Provide rooftop HVAC, HVAC controls, exhaust, and compressed air for sales and service
- Include water-efficient plumbing fixtures
- Provide LED lighting, occupancy sensors, photocells, main electrical disconnects, and electrical panels
- Include site lighting design
- Support project administration through construction

BEED provided MEP engineering design services, site lighting design, and project administration for both buildings.
Engineering Solutions
Rooftop HVAC systems and HVAC controls condition the sales, office, and service areas. Exhaust systems serve the repair shop. A compressed-air system supports service work. Water-efficient plumbing fixtures serve the occupied spaces.
Electrical design includes LED lighting, occupancy sensors, photocells for site and exterior control, main disconnects, and electrical panels. In the showroom, high-bay lighting and exposed HVAC hang in the same volume as the retail displays — a 21,500-square-foot sales building engineered as both a store and a shop, with a 5,100-square-foot storage building alongside.
