Firehouse Subs — West Melbourne

Project Overview

Firehouse Subs of West Melbourne is a 1,700-square-foot restaurant with a seating area, food preparation area, office, and ancillary spaces. BEED Engineering provided MEP engineering design. The storefront is unit 184 at 225 Palm Bay Road NE, in Brevard County between Palm Bay and Melbourne.

A sandwich shop is a small tenant space with kitchen plumbing, grease waste, and a rooftop HVAC unit that has to serve both dining and production.

The Challenge

Seating, food preparation, and a small office share one mechanical roof and one electrical service. Hot water, grease trapping, and lighting controls have to fit a 1,700-square-foot footprint without the plant of a full-service restaurant.

The design had to:

• Provide rooftop HVAC and controls for mixed dining and production spaces
• Include a grease trap, water-efficient plumbing fixtures, and an instant gas-fired water heater
• Provide LED lighting (recessed troffer, can, and pendant), occupancy sensors, a main electrical disconnect, and electrical panels

BEED Engineering's Scope

BEED provided mechanical, electrical, and plumbing engineering design for the West Melbourne store. Construction administration was not listed as part of this assignment.

Engineering Solutions

A rooftop HVAC system with HVAC controls conditions the 1,700-square-foot restaurant. A grease trap and water-efficient plumbing fixtures serve the food-preparation area. An instant gas-fired water heater supplies hot water without a storage tank.

Electrical design includes recessed troffer, can, and pendant LED lighting, occupancy sensors, a main disconnect, and electrical panels. Those systems sit behind a West Melbourne storefront whose public face is the Firehouse Subs entrance at unit 184.
