Do I Need an Engineer for a Commercial Renovation?

Many commercial renovations need an MEP engineer when HVAC, electrical, plumbing, occupancy, or life-safety systems change—or when sealed drawings are required for permit.

When a building department requires signed and sealed mechanical, electrical, or plumbing drawings, an engineer is required. A short existing-conditions review is the safest way to decide.

A practical decision test

You probably need an MEP engineer if any of the following is true:

  • Occupancy or occupant count is changing
  • HVAC equipment capacity or outdoor air is changing
  • Electrical service or panel load is increasing
  • Restrooms, kitchens, or medical gas are being added
  • Fire alarm coverage or notification is affected
  • The building official asks for sealed MEP drawings

If none of those apply, you may only need a contractor. When unsure, a facility assessment is cheaper than a failed permit review.
