Engineering Question
Do I Need an Engineer for a Commercial Renovation?
Many commercial renovations need an MEP engineer when HVAC, electrical, plumbing, occupancy, or life-safety systems change—or when sealed drawings are required for permit.

You likely need an MEP engineer for a commercial renovation if the work changes HVAC capacity, electrical load, plumbing infrastructure, fire alarm coverage, or occupancy. Finish-only work may not. When a building department requires signed and sealed mechanical, electrical, or plumbing drawings, an engineer is required. A short existing-conditions review is the safest way to decide.

A practical decision test
You probably need an MEP engineer if any of the following is true:
- Occupancy or occupant count is changing
- HVAC equipment capacity or outdoor air is changing
- Electrical service or panel load is increasing
- Restrooms, kitchens, or medical gas are being added
- Fire alarm coverage or notification is affected
- The building official asks for sealed MEP drawings
If none of those apply, you may only need a contractor. When unsure, a facility assessment is cheaper than a failed permit review.
Common renovation scenarios
| Scenario | Engineering likely? |
|---|---|
| Paint, flooring, furniture | Rarely |
| Office to medical clinic | Yes |
| Rooftop unit replacement | Often |
| Adding a commercial kitchen | Yes |
| Lighting-only upgrade | Sometimes |
| Generator addition | Yes |

Existing buildings hide constraints
Ceiling space, structural capacity, switchgear, and sanitary stacks often govern the design. That is why renovations can cost more to engineer than new buildings of similar size.
Local context
Palm Bay, Melbourne, and other Brevard County jurisdictions commonly require engineered drawings for commercial alterations. Confirm the threshold with the authority having jurisdiction.
Common Questions
The contractor said they can design-build the HVAC. Do I still need an engineer?
Design-build can work, but permit drawings for commercial occupancies often still require a licensed engineer. Confirm with the building department.
What if we are only replacing a rooftop unit?
Like-for-like replacements can be simple. If electrical, structural curb, refrigerant, ventilation, or controls change, engineering is often needed.

When Do You Need an MEP Engineer?
Hire an MEP engineer when a project changes HVAC, power, plumbing, life-safety systems, occupancy, or when a building department requires sealed drawings.
What Is a Facility Assessment?
A facility assessment is an engineering review of existing mechanical, electrical, and plumbing systems to document condition, remaining life, and recommended work.
What Does an MEP Engineer Do?
An MEP engineer designs mechanical, electrical, and plumbing systems, coordinates them with architecture and structure, and supports the project through permitting and construction.
