MEP engineering fees depend on building type, system complexity, renovation constraints, and the level of construction-phase services—not a single percentage that fits every project.

MEP engineering cost depends on project size, occupancy, system complexity, and whether the work is new construction or a renovation. Fees are commonly quoted as a lump sum based on scope, not as a generic per-square-foot number. Healthcare, laboratories, central plants, and existing-building work usually cost more to engineer than a simple office or retail shell.

There is no honest one-number answer
MEP engineering is professional services. The fee tracks the hours required to understand the building, calculate loads, coordinate systems, produce documents, and support construction.
A simple office tenant improvement and a hospital renovation can occupy similar floor area and require completely different engineering.
What actually drives cost
Building type and occupancy. Healthcare, laboratories, data rooms, and kitchens have more systems, more codes, and more coordination.
New versus existing. Renovations require field investigation. Concealed conditions, limited shutdown windows, and phasing increase design time.
System complexity. A packaged rooftop unit is faster to document than a chilled water plant with redundant pumps and a building automation sequence of operations.
Document level. Schematic narratives, permit drawings, and full construction documents are different deliverables.
Construction-phase services. Submittal review, RFIs, and site visits are often a separate or clearly defined portion of the fee.
How firms typically price the work
Most MEP firms, including BEED, prefer a lump-sum fee tied to a written scope. That scope should state:
- Disciplines included (M, E, P, fire alarm, lighting, medical gas)
- Design phases
- Number of site visits
- Whether energy modeling, commissioning support, or existing-conditions survey is included
Hourly work is more common for studies, facility assessments, and poorly defined investigations.
How to get a useful proposal
Provide a floor plan, occupancy description, known existing equipment, and the project goal. “Replace the air conditioner” and “convert a warehouse into a clinic” are not the same request.

Some proposals reference construction value, but a defined-scope lump sum is usually clearer. Percentages hide differences in complexity.
Why can two buildings of the same size have very different fees?
A 20,000-square-foot clinic is not the same engineering problem as a 20,000-square-foot warehouse. Occupancy, redundancy, and existing conditions drive hours.
